Level Crossing REmoval development opportunties

BMDA completed site assessments for LXRA identifying land use and development opportunities and potential impacts on nearby retail, commercial and residential areas to inform crossing removal design.

BMDA worked with VicTrack to develop and assess commercial opportunities around and over airspace over rail at Camberwell, Sunshine and Elsternwick stations.

ADVICE TO GPT ON MELBOURN METRO CONNECTIONS TO MELBOURNE CENTRAL

BMDA provided a liaison role between the then Melbourne Metro Rail Authority and GPT, the owners of Melbourne Central. GPT needed to understand the impacts of proposed State Library Station connections Melbourne Central and explore opportunities with the Authority and three consortia bidding for the project around commercial opportunities.

BMDA is commissioned to assess the need for and type of planning provisions to manage development around Melbourne’s burgeoning number of rail/road tunnels and viaducts.

Delivery and contributions strategy - Deveny Road Epping

BMDA acted to obtain Council approval for delivery of the road by its client Pacific Group and recognition of the works as a forward payment on infrastructure contributions. Delivery included land transfers, VicRoads, all servicing authorities, ecological reports, environmental contamination, and Melbourne Water approvals at Edgars Creek.

Coles Tooronga rezoning / multi-deck / sportsfields parntership

An ambitious program to put a difficult part of this historic brickworks to better use. The planning process involved a Planning Scheme Amendment, negotiations with Council and directly with residents via two well attended meetings and with information packs prepared by BMDA. The planning permit for the 1,200-car park was approved by Council and the amendment was fully supported by residents and Council. This has allowed for the resolution of a problem section of land that now accommodates an architecturally impressive car park building and high-quality sporting fields used by a nearby school.
